This property is fully fenced and divided into upper and lower sections by a wire fence and dirt road. The house, stables, and other buildings are situated on the upper area of the finca, nearer the main road, and are reached by way of a gravel driveway. Another gate further along the main road opens to allow vehicular access to the bottom of the finca. The pasture area below is approximately 1 ½ hectares, an open field with abundant large Spanish Oak trees for shade. Though it has access to the Rio Genal, there is also mains water run from the village into the pasture for more ease of use. There are 3 faucets located in different areas of the field.
The finca has a metered water line coming to the property from the village. Besides feeding the house, garage, parking area along the driveway, the water line, buried, goes to the stable, the lower field, and the front (main) gate. It also feeds the automatic sprinkler systems in the gardens.
The house and garage have good electricity, supplied by the 24 volt, 3,000 watt solar system, installed August, 2008 and a wind generator. With this powerful system for green energy, you can run most major appliances without using any outside forms of electricy, such as mains or petrol-powered generators. There is an efficient 8 kw butane/gasoline generator that comes with the house for emergency use, however.
There are 3 satellite dishes, one for receiving SKY TV, one for receiving Astra and Hotbird television in High Definition, and another that provides Broadband Internet. The house is fitted with WiFi.
The house is surrounded by mature gardens, watered by sprinkler systems on timers.
The comfortable American-style house, built in 1993, is a 2 bedroom, 2 bath (both en suite) concrete block structure with a Spanish Tile roof. It contains 108 square meters of living space plus an additional 80 square meter screened veranda. All floors are tiled. An intricate system of open metal beams supports the roof, which is approximately 3 meters high at the walls rising to 5 meters in the center of the house. The windows are double-glazed throughout the house and the utility room in the garage. Varnished wood window and door frames are protected from the sun by the veranda roof, keeping them low maintenance. All windows and doors have `tapaluces`,a type of inside shuttering system. The large picture windows (2m x 2m in the living room, 1.5m x 2 m. in the master bath) have built-in `Persiana` blinds.
There are 2 kitchens. The inside one is open-plan with a central bar/food preparation unit. Cabinets are varnished wood. The electric refrigerator/freezer will stay, as will the electric oven with gas hob. The `summer` kitchen located on the porch is outfitted with a gas refrigerator/freezer and a gas cooker, as well as large free-standing storage cabinets.
The living room is very open, with wonderful mountain views visible through the picture window. French doors lead out onto the screened porch. In one corner is a large wood-burning stove. There is a ceiling fan in this room that helps to keep it cool in the summer and warm in the winter. The dining area is part of the open plan of this room.
Master bedroom has hand-made wood wardrobes, walk-in clothes closet, built-in Queen-sized bed and headboard. Mirrored wardrobe doors reflect the pond garden seen through French doors which open out onto the veranda. The romantic setting is topped off by a brick fireplace at the foot of the bed and a ceiling fan above all.
The master bath is very luxuriously fitted with lots of beautiful hand-crafted wood cabinets and tile and mirror walls. The built-in bathtub w/shower is super-sized (1.2m x 2m) and sits under a large picture window which has great views up the Genal river valley. Other furnishings include a toilet and bidet.
The second bedroom has a wood 4-poster bed, a matching bureau and side tables w/drawers, and wall shelving units. There is a private entrance to the guest bath from this room.
The guest bath is furnished with bathtub w/shower, toilet, sink w/mirror. The walls are tiled. There are 2 doors, one to the second bedroom and one into the living area of the home.
Outside, a screened veranda wraps around 2 ½ sides of the house, providing a peaceful, bug-free place to relax during the hot summer months, and a useful wet room during nastier weather. As well as the summer kitchen, furniture on the veranda includes a large teak dining table w/ 4 matching arm chairs and 2 extra chairs, 2 teak bench seats and 2 teak coffee tables. A ceiling fan w/light hangs over the dining table. At the far end of the veranda is a built-in fish pond and waterfall finished in local rock.
Beside the house, separated by a covered 2m x 5m greenhouse/small dog run, is the 48 square meter garage built with concrete block, Spanish Tile roof. The whole garage is plumbed and has good electricity. A strong workbench and shelving take up most of the back wall of the garage. The batteries for the solar system are located here, as well as a top-loading freezer and another gas refrigerator/freezer. Inside the garage is an 8 square meter, fully insulated utility/kennel room. As well as the clothes washer and tumble dryer, there is a large counter with over-sized sink and 2 double-glazed opening windows w/screens. A small doggy door leads to the outside (covered) dog run. There is storage on top of this room.
A gravelled driveway winds down from the house to the stable area. The stable building is 36 square meters overall, of concrete block construction, and includes 3- 3m x 3m stalls and 1- 3m x 3m storage and food preparation area. Stalls open onto the 15m x 15m paddock area. There are 2 water faucets, one in the first stall and one in the paddock.
